It is my opinion that there is no such thing as a silly question when dealing with the different facets of selling in the Charleston, WV Real Estate , Hurricane, WV Real Estate, Huntington, WV Real Estate or anywhere else in between Real Estate markets. Below are some general questions that many sellers may have when listing their home. Q: I haven’t the slightest clue where to begin about finding a price for selling my home. Tell me Bret, where do I begin?
A: Some sellers choose to go ahead and have their home pre-appraised by an appraiser. However, as a Realtor who is in hundreds of homes a year and who knows what buyers are looking and paying for, I would recommend a Comparative Market Analysis
Q: Should I use a Realtor in the Charleston or Huntington areas?
A: Well, it’s obvious that since I’m a Realtor and selling homes is what puts bread on the table then I’m going to tell you yes. But seriously, considering all the risk that is involved with your biggest assets besides your health (of which you would consult a doctor), then you need to consult a Realtor. Besides, consider the Lemon Aide stand analogy. Selling your house on your own is like a lemon aide stand on the corner, selling your home with a Realtor is like a lemon aide stand at the mall. Which do you think can sell faster? Lastly, by exposing your home to more potential buyers you will be more able to attract a buyer that can pay your price plus the commission for listing your house.
Q: I don’t particularly want to pay commission is it negotiable?
Most companies are 6 and 7 percent. Remember, you pay for what you get!
Q: We are looking for a house now should we go ahead and buy or make an offer?
A: You certainly don’t want to burden yourself with 2 house payments if it is going to break you. If you can’t afford to follow through with the purchase then you can at least make an offer on something you like. That would be called a “Contingency with a kickout”

Q. One agent priced my house slightly higher should I use them?
We all share the same information so that seems like a case of them telling you what you want to hear. Before pricing your home at what you think its worth versus what the market says its worth, I’ll turn down the listing. I’d rather see the house listed with someone else a few days later than me feed you lines and false promises and not get it sold.
