If you are a history buff like myself or just one that likes to day dream about times when the pace was slower, then I encourage you to explore this site.&lt;br /&gt;&lt;a href="http://www.mywvhome.com/  "&gt;CLICK HERE&lt;/a&gt; &lt;br /&gt;I have an uncanny ability to look at these pictures and go back in time,so-to-speak, and patronize some of these stores or drive one of these cars down Capitol Street. Perhaps this imagination/ability to "go back in history" was a trait passed down to me by a story Teller who was alive in 1907 and probably did frequent some of these stores, my Grandma, Violet Kenney. Although, she has passed away for about 12 years now, I can still remember as a child, her telling stories of her childhood and all the things she went through. Even as a young Jedi, I would sit and daydream walking the same streets and sidewalks as she did. So to this day, anytime I look at old pictures of the area I always wonder if perhaps I could see my Mee Maw walking the streets...With a little imagination, I just might!&lt;br /&gt;&lt;br /&gt;Enjoy type='text'>What's new in the world of NETBRET?</title><content type='html'>It's has been a few months since I have had the opportunity to sit down and write out a blog for my devoted readers and I am sure you are eager to read. A lot has developed in the adventures of NetBret in my quest to solve the recession, one closing at a time! My first episode on HGTV's "My House is worth what?" has aired and it was a hit! I'm sure their will be reruns so I will refrain from giving you their outcome!(Stay tuned for updates as to when my second episode will be shown) Secondyl,I've battled my way through the flaming hoops and frustrated grimaces the banks have thrown at me to bring over 15 happy cleints to the closing tables.( First-time Homebuyers,Relocations,Upsizers,Downsizers,Investors, Any-time Home buyers YOU NAME IT) Some of those transactions were really smooth but the majority were quite a pain the butt to get closed! Key words:  “Land for horses”   Minimum 3 acres. My buyer is looking at a lot of different scenarios.&lt;br /&gt;2) Areas&lt;br /&gt;Dunbar,WV St.Albans,WV South Charleston,WV&lt;br /&gt;My price range for this buyer looking for homes for sell in Charleston is 60-95k.  3+ bedrooms or with the REALISTIC potential for a 4th. Min of least 1200 Sq.ft .  They are pre-approved first time home buyers so it can’t be a “fixer upper”&lt;br /&gt;3) Areas&lt;br /&gt;At least 20 minutes from Huntingon,WV &lt;br /&gt;This buyer needs at least 1 acre of land with room for their dogs to run.  Price range is up to $375,000. They do not want a house with more than 5 bedrooms nor larger than 4000 sq.ft&lt;br /&gt;4) Areas&lt;br /&gt;No more than 20 min from Charleston&lt;br /&gt;Price range for this buyer is 115-155k. Not very picky about style of home.&lt;br /&gt;5) Areas&lt;br /&gt;Huntington (Southside, South East Hills, Highlawn)&lt;br /&gt; Price 70-90k&lt;br /&gt;Prefers 3 bedrooms with at least 1400 sq.ft.  They are fond of the traditional, Southside style ,brick home but can’t buy a fixer upper due to FHA Loan.&lt;br /&gt;6) Areas:&lt;br /&gt;South Charleston, South Hills and Kanawha City&lt;br /&gt; Price 50-90K&lt;br /&gt;Price range is broad but this first-time home buyer has options open and the credit score to get a FHA 203k Streamline Rehab Loan should the house need to be fixed up.  Neighborhood is crucial to this buyer&lt;br /&gt;7) Areas:&lt;br /&gt;Huntington (South Side, SE Hills, West Pea Ridge, Highlawn)&lt;br /&gt; Price 60-80k&lt;br /&gt;This first-time home buyer needs at least 3 bedrooms.  Neighborhood is crucial.&lt;br /&gt;8) Areas:&lt;br /&gt;South Charleston, South Hills and Kanawha City, Cross Lanes, Dunbar&lt;br /&gt;0-100k&lt;br /&gt;This is an investor looking in the Charleston Area for something to either flip or use as rental property. Foreclosures preferred and is paying with cash.&lt;br /&gt;&lt;br /&gt;9) Areas:&lt;br /&gt;20 Minutes from Hurricane but towards the Huntington Area of 1-64&lt;br /&gt;Price 90-120k&lt;br /&gt;At least 3 bedrooms and a garage for these first-time buyers.  They would prefer no work and move in ready.  So far their favorite area was Island Estates but the house they liked went under contract and the for sale by owners in the area would not call me back????&lt;br /&gt;10) Areas:&lt;br /&gt;Charleston (West Side) Cross Lanes, Dunbar, St.Albans, South Charleston&lt;br /&gt;Price 0-50k&lt;br /&gt;This is an investor looking for more rental property.  Would prefer foreclosures&lt;br /&gt;11) Area&lt;br /&gt;Has to be in the Buffalo Elementary School District&lt;br /&gt;Price 150-215K&lt;br /&gt;Needs to be at least 2300 sq.ft and 4 bedrooms or room for a REALISTIC 4th&lt;br /&gt;&lt;br /&gt;**For now, those are the most pressing buyer needs that I have been having problems finding “that right home” for.   I have a pretty long list of other buyers out there looking everywhere from Ceredo, WV to Belle,WV and as we move closer off the “Buyers Fence” I will have a list up. Time is ticking on  that $8,000 tax credit so should you know someone that might be considering selling, call me! type='text'>The best compliment of all</title><content type='html'>In the Real Estate business, interactions amongst the different players involved in a particular transaction (i.e. Realtors in Charleston, WV, Realtors in Huntington, WV or a buyer you might represent), can sometimes be a dog-eat-dog world and if not handled right, a little blow to one’s patience of people. (Perhaps this could be a new real estate term used to describe Charleston, WV Real Estate or Huntington, WV Real Estate? The acronym, Patience of People= POP) From Realtor to Realtor interaction, to the “No Call, No Show” people (who you were supposed to show a house to and they just never showed), this business could certainly eat someone alive if they allowed it to. I must admit, sometimes it’s hard for me to see past these few “exceptions” that happen and I do let it bother me. It certainly is frustrating to spend or invest time into someone (sometimes even a friend), for them simply to disappear or find a house without your services. Guess what? That’s the name of the game in any business! With that in mind, my nature is to be positive and not let such trifling aspects of this business bring me down (Bret brushes shoulders off).&lt;br /&gt;For every one bad encounter as described above, I have 10 more pleasant encounters with Realtors, clients and future friends. A few weeks ago, I was in one of those stages of getting “burned” and just when I was just getting beyond the “slightly irritated” level, I was reminded why to just “let it go.” (Enter one of the best words to hear on your behalf in real estate: REFERRALS!) I got a call (interestingly enough it was actually a text message) the other day to list a new house to sell in Huntington, WV. Considering I market all over the place, it is standard practice for me to ask where I was found. I was given the best answer a realtor could have…”So and so from such and such church was adamant about using you as our realtor” (Please note that these aren’t the exact words and obviously my former client isn’t named “so and so”. I feel anonymity is important in this story due to how the events played out and also to keep the story short and to the point). It turns out that not only was I referred to by my client, but I had beat out another member of the congregation that was also a realtor. It seems that her word and faith in me was that strong- what a feeling! It was rather comical because when I was at the house going through my listing presentation, the seller basically stated “you already have the job, we’ve done our homework on you” (or something to that effect).&lt;br /&gt;As my time in the business of real estate in Charleston, WV and Huntington, WV ripens, the frequency of such “feel good” stories occur more often and always seems to occur right after I go through the undesirable cycle of “time wasters.” In business, as it is in life, I feel that in order to truly appreciate the good, you must acknowledge the bad and either accept it for what it is and move on or sit and sulk and let it consume you. Being a Realtor in Charleston WV and also a Realtor in Huntington WV, I get asked quite often from those relocating to the area as to what sort of entertainment there is to do. With that being said, I’m going to try and give you a top 10 list of things to do in the Charleston or Huntington area. Please keep in mind these are in no particular order! &lt;br /&gt;&lt;br /&gt;1) &lt;a href="http://westvirginia.power.milb.com/index.jsp?sid=t525"&gt;Power Park&lt;/a&gt; (Charleston, WV) For those baseball fans out there, the WV Power Park is a great place for everyone! The park offers many nights of entertainment and special promotions for various communities around the area. My favorite night happens to be “Buck Night” which is every Thursday.  Of course, everything is a dollar (including admission). When you have more than one mouth to feed and entertain, you can’t beat a night out on the town so cheap! The music is family friendly and also appealing to anyone who can appreciate a good jam session (Bret plays his air guitar). Being held every Thursdays during the summer months from 7pm and 10pm, this is a great opportunity to wind down the work week and mingle with friendly faces!&lt;br /&gt;&lt;br /&gt;3) &lt;a href="http://www.kanawhastateforest.com/"&gt;Kanawha State Forest&lt;/a&gt;  (Charleston, WV)&lt;br /&gt;It’s always good to get out of dodge and enjoy the sites and sounds of nature.  I prefer to load up my furry friend Nesta, and head out for the trails. There are numerous trails and camping spots as well to entertain the family. Should you be an experienced angler like me and feel the need to slay a big bass, then the lake at the mouth of the park is the spot! (I encourage you to walk on the other side of the lake where the trees are and toss in a mill worm. This is sure to snag a big daddy!)&lt;br /&gt;&lt;br /&gt;4) &lt;a href="http://www.beechforksp.com/"&gt;Beach Fork State Park&lt;/a&gt; (Huntington, WV)&lt;br /&gt;Located within 20 minutes of Huntington, Beech Fork is another good place to get away!  My choice of entertainment would be to rent a pontoon boat and spend the day fishing or cruising the different coves of the lake for a spot to sun bathe. &lt;br /&gt;&lt;br /&gt;5) &lt;a href="http://www.theclaycenter.org/"&gt;The Clay Center&lt;/a&gt; (Charleston, WV)&lt;br /&gt;Whether you want to expand the ole noggin with the different educational exhibits brought in or listen to a great concert, this place is one of my favorite places to go. I am always intrigued!&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;6) &lt;a href="http://www.tristateracetrack.com/"&gt;Tri-State Gaming and Race Track &lt;/a&gt;(Charleston, WV)&lt;br /&gt;Personally I am not much of a gambler for I am too frugal to lose even $5. However, I do like to go  and watch the dogs. It all depends in what suits your fancy but there are plenty of things to do should this be your kind of entertainment for the night.&lt;br /&gt;&lt;br /&gt;7) &lt;a href="http://www.marshall.edu/"&gt;Marshall University&lt;/a&gt; (Charleston, WV)&lt;br /&gt;No matter your sport preference, go support your local college teams. I am both a Marshall University and West Virginia University fan so I get a few scowls every-now-and-then but that is to be expected. Go Herd! As a Realtor, it is my job to prep both my buyers and sellers for all scenarios that can play out while we wait for that 30, 45, or 60 day close (let’s not even talk about the 120 day closing that I’m sure any full-time Realtor has experienced). Being knowledgeable and having the “killing the monster while it is small” mentality can save you and your client a lot of worries but sometimes there are just some things that a Realtor cannot predict. There are too many variables and too many people involved in the real estate process to be able to for see all that can go wrong! With that in mind, below are just a few glitches in the Real Estate Matrix that my fellow Great American Realty Realtors (say that 5 times as fast as you can) and I have experienced as a Realtor in the Huntington and Charleston WV real estate market.&lt;br /&gt;&lt;span style="font-size:130%;"&gt;1&lt;em&gt;) Seller did not have the right to sell the house&lt;/em&gt;.&lt;/span&gt; This particular situation arose when listing a house for sale in the Huntington, WV Real Estate market. To give a brief summary to a long and drawn out process, it goes like this: My seller was not properly adopted more than 30 or more years ago by her step dad and since her real mother had passed away, all rights of survivorship on the house passed to her step dad. Once he passed away, she assumed the house would then go to her and she would have right to sell the house. Wrong! Although the court house had everything in her name after the process of&lt;a href="http://law.freeadvice.com/estate_planning/estate_planning/what_is_probate.htm"&gt; probate&lt;/a&gt; , once we had the house under contract and the lawyer was doing the title search for the buyer, he found something different as to who rightfully owned the house. It turns out that since she was not properly adopted, the house went to 5 other surviving relatives of the step dad who lived out of state. It gets even more hectic! Some of those relatives had tax liens on their names and before they could sign the house away, that had to be resolved and they had to sign over everything to her so the house could be back in her name. So after almost 1 ½ years and 2 contracts, we closed the deal! Keep in mind I brought her the first contract within 45 days! By now I’d say she is an expert.&lt;br /&gt;2) CRACKHEADS!!!! Well, I cannot say for sure that it was crack heads that made the next scenario make my list but who else would do what you are about to read? This scenario was from another Realtor in the &lt;a href="http://greatamericanrealty.us/"&gt;Great American Realty Office&lt;/a&gt; . The GAR Realtor proceeded through all the contingencies within the contract (home inspection, termite inspections, etc) and was ready to close. As any good Realtor would do a day before or hours before a closing, they did a final walk-through to make sure the house was in the same physical condition it was when the buyers had made the offer. Well, not so fast!!! Thanks to some local crack heads (or those with nor regards to others property), all the copper and wiring had been stolen. I think they might have even busted some walls out to get to the wiring! The buyers certainly didn’t see that coming. Either way, they managed to get the deal closed. Moral of the story: &lt;a href="http://homebuying.about.com/od/homeshopping/qt/Walkthrough.htm"&gt;DO A FINAL WALK THROUGH&lt;/a&gt; with your Charleston WV Realtor or Huntington WV Realtor!&lt;br /&gt;3) Insurance Premium was through the roof! Thankfully in our Real Estate Purchase Agreements, we have a contingency that states the buyer must be able to obtain a satisfactory insurance policy on a home within a certain time frame before they can close. KEY WORD: SATISFACTORY. This scenario basically plays out like this…Buyer makes an offer on the house with the understanding from the property disclosure forms that there had been some water damage from a leak in the ice maker. The problem here was that “how much” damage was not revealed until the buyers went to get an insurance policy on the house and found there was almost a $60K claim against the house and the monthly insurance payment would have almost been equal to the house payment. The buyers found out that this “slight leak” occurred over a week or so while the sellers had been on vacation and ruined the kitchen floor and everything below. As you can imagine, they backed out of the deal and got their &lt;a href="http://www.realestateabc.com/insights/deposit.htm"&gt;earnest money&lt;/a&gt; back.&lt;br /&gt;&lt;br /&gt;The list of “odd ball” stories could go on and on and I’m sure other Realtors have worse horror stories. If anything, this should be a little more reinforcement as to why it pays to consult a Realtor. There is just too many things that can happen and if you are not protected your story could be on my next blog. To give back, this past weekend I signed up for the 2009 Kanawha River Clean Up sponsored by &lt;a href="http://www.facebook.com/group.php?gid=6270929247"&gt;Generation Charleston&lt;/a&gt;, a branch of the &lt;a href="http://www.charlestonareaalliance.org/"&gt;Charleston Area Alliance&lt;/a&gt;. In all, there were about 65 volunteers from around the Charleston, WV areas and the weather was wonderful! You can read the write up from WOWK 13 in Charleston, WV&lt;a href="http://www.wowktv.com/story.cfm?func=viewstory&amp;amp;storyid=55996"&gt; here&lt;/a&gt; if you like.&lt;br /&gt;While walking up and down the river bank collecting rubbish, it really did irritate me all the random trash littering the bank I encountered. In my mind, I just envisioned some knuckle head driving past our &lt;a href="http://www.wvculture.org/agency/capitol.html"&gt;state capitol&lt;/a&gt; tossing their random piece of trash out the window for someone else to deal with. There were a whole slew of items that just made you wonder what in the world this knuckle head was thinking when they were disposing of them. 40 oz beer bottles, laundry bottles, jackets, other items I will not discuss, and even sleeping bags. (I’ll have you know that my digging up and disposing of that sleeping bag got yours truly on the second page of The Charleston Daily Mail. You might not have recognized me because I was not in my Super Hero Realtor Outfit AND they spelled my name with 2 T’s ) In all, I collected about 2 trash bags of junk and also shoveled out the drain ditch on the sidewalks to allow the water to drain properly. It was good day I must say, not only did I help clean up and better our community, met some really cool people, but I also got in a &lt;a href="http://images.google.com/imgres?imgurl=http://images.businessweek.com/ss/07/01/0130_lifeafter_sports/image/04_arnold.jpg&amp;amp;imgrefurl=http://images.businessweek.com/ss/07/01/0130_lifeafter_sports/source/5.htm&amp;amp;usg=__2wE-FKGMuxnCNL1UFDO5pvA4MVc=&amp;amp;h=392&amp;amp;w=480&amp;amp;sz="&gt;great workout&lt;/a&gt; climbing up and down the river bank!&lt;br /&gt;As a Charleston, WV Realtor and Huntington, WV Realtor, it is a very important part of my job to attract those wanting to buy a home or sell a home by getting out in the community and networking in such events as this cleanup. However, I am always one that puts others first before myself and would rather give than receive. This clean up was giving back to the community and gave others walking or jogging along the Kanawha Boulevard something better to look at rather than some empty Bud Light bottle or someone’s old fanny pack. (Plus I like to slay a big catfish from tim-to-time on these banks so that benefits me and my other fishing buddies too) So think twice next time should you be a litter bug and feel it necessary to dispose of your Yoo-hoo or Big League Chew Bubble Gum, I might have to clean that up!&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;a href="http://netbret.com/blog/uploaded_images/pics-from-capitol-on-clean-up-791270.jpg"&gt;&lt;img style="WIDTH: 240px; CURSOR: hand; HEIGHT: 320px" alt="" src="http://netbret.com/blog/uploaded_images/pics-from-capitol-on-clean-up-791267.jpg" border="0" /&gt;&lt;/a&gt;&lt;br /&gt;Above is a picture I took from my I Phone day of clean up.
