Make history and use your imagination

Today's blog does pertain to Real Estate but it also has a good mix of the essence of me and a few things that make me tick- Real Estate and History.

Thanks to the power of the modern-day social networking tool, Facebook, I stumbled upon a very neat link designed to depict the old-school ways of the Charleston Area. If you are a history buff like myself or just one that likes to day dream about times when the pace was slower, then I encourage you to explore this site.

I have an uncanny ability to look at these pictures and go back in time,so-to-speak, and patronize some of these stores or drive one of these cars down Capitol Street. Perhaps this imagination/ability to "go back in history" was a trait passed down to me by a story Teller who was alive in 1907 and probably did frequent some of these stores, my Grandma, Violet Kenney. Although, she has passed away for about 12 years now, I can still remember as a child, her telling stories of her childhood and all the things she went through. Even as a young Jedi, I would sit and daydream walking the same streets and sidewalks as she did. So to this day, anytime I look at old pictures of the area I always wonder if perhaps I could see my Mee Maw walking the streets...With a little imagination, I just might!

What's new in the world of NETBRET?

It's has been a few months since I have had the opportunity to sit down and write out a blog for my devoted readers and I am sure you are eager to read. A lot has developed in the adventures of NetBret in my quest to solve the recession, one closing at a time! My first episode on HGTV's "My House is worth what?" has aired and it was a hit! A brief review: A South Hills couple had made quite a few renovations to their home and wanted to know if they had made any money off of the improvements they had made thus far, and any additional improvements would be beneficial in thier need for extra space? I'm sure their will be reruns so I will refrain from giving you their outcome!(Stay tuned for updates as to when my second episode will be shown) Secondyl,I've battled my way through the flaming hoops and frustrated grimaces the banks have thrown at me to bring over 15 happy cleints to the closing tables.( First-time Homebuyers,Relocations,Upsizers,Downsizers,Investors, Any-time Home buyers YOU NAME IT) Some of those transactions were really smooth but the majority were quite a pain the butt to get closed! Note to anyone wanting to buy or sell: It's not a smooth ride all of the time and it's best to consult a Realtor like me to help make it as smooth as possible. Breathing and veting helps too so vent away, i've got big shoulders! Lastly, the biggest news, is that the government has extended the first time homebuyer tax credit until June AND they have added another tax credit of $6500 to repeat homeowners! How awesome is that news? If you have sat on the fences about buying a house in the Charleston ,WV real estate market or Huntingtong,WV real estate market, JUMP!! I'VE GOT NEEDS TOO!!!

MY TOP 11 BUYER NEEDS


In no particular order:
1)Areas
Hurricane, WV Barboursville,WV Milton,WV Culloden,WV
Land with house or other potential house seats for double wide or modular. Key words: “Land for horses” Minimum 3 acres. My buyer is looking at a lot of different scenarios.
2) Areas
Dunbar,WV St.Albans,WV South Charleston,WV
My price range for this buyer looking for homes for sell in Charleston is 60-95k. 3+ bedrooms or with the REALISTIC potential for a 4th. Min of least 1200 Sq.ft . They are pre-approved first time home buyers so it can’t be a “fixer upper”
3) Areas
At least 20 minutes from Huntingon,WV
This buyer needs at least 1 acre of land with room for their dogs to run. Price range is up to $375,000. They do not want a house with more than 5 bedrooms nor larger than 4000 sq.ft
4) Areas
No more than 20 min from Charleston
Price range for this buyer is 115-155k. Not very picky about style of home.
5) Areas
Huntington (Southside, South East Hills, Highlawn)
Price 70-90k
Prefers 3 bedrooms with at least 1400 sq.ft. They are fond of the traditional, Southside style ,brick home but can’t buy a fixer upper due to FHA Loan.
6) Areas:
South Charleston, South Hills and Kanawha City
Price 50-90K
Price range is broad but this first-time home buyer has options open and the credit score to get a FHA 203k Streamline Rehab Loan should the house need to be fixed up. Neighborhood is crucial to this buyer
7) Areas:
Huntington (South Side, SE Hills, West Pea Ridge, Highlawn)
Price 60-80k
This first-time home buyer needs at least 3 bedrooms. Neighborhood is crucial.
8) Areas:
South Charleston, South Hills and Kanawha City, Cross Lanes, Dunbar
0-100k
This is an investor looking in the Charleston Area for something to either flip or use as rental property. Foreclosures preferred and is paying with cash.

9) Areas:
20 Minutes from Hurricane but towards the Huntington Area of 1-64
Price 90-120k
At least 3 bedrooms and a garage for these first-time buyers. They would prefer no work and move in ready. So far their favorite area was Island Estates but the house they liked went under contract and the for sale by owners in the area would not call me back????
10) Areas:
Charleston (West Side) Cross Lanes, Dunbar, St.Albans, South Charleston
Price 0-50k
This is an investor looking for more rental property. Would prefer foreclosures
11) Area
Has to be in the Buffalo Elementary School District
Price 150-215K
Needs to be at least 2300 sq.ft and 4 bedrooms or room for a REALISTIC 4th

**For now, those are the most pressing buyer needs that I have been having problems finding “that right home” for. I have a pretty long list of other buyers out there looking everywhere from Ceredo, WV to Belle,WV and as we move closer off the “Buyers Fence” I will have a list up. Time is ticking on that $8,000 tax credit so should you know someone that might be considering selling, call me! I’VE GOT NEEDS!!!
